Booking Fees

For all periods, a booking fee equivalent to 20% of the properties rental price is due upon booking your reservation.

Payment to Owner of Property

Balance of Payment may be made by Certified Cheque or Money Order payable to: Property Owner and mailed to a provided address or by credit card to KGS, a CC fee will be applied to this method.

Check-In/Check-Out

Check-in: 4:00 p.m. Check-out: 11:00 a.m. sharp.

Any late checkouts must be arranged and agreed to in advance in writing.

Late Check-ins
If you are unable to arrive before 6:00 pm, Check ins after 6pm require advance special arrangements.

Damage Deposit & Responsibility Form

A separate $1000.00 Damage deposit by way of a certified cheque or money order, is required with owner payment. A credit card is also required and person booking will be required to sign a responsibility form. To be returned and/or voided within 30 days of departure provided there are no charges arising from damage, missing inventory, excessive cleaning or telephone charges. You must report any suspicious damage that you notice immediately to KGS & the Owner when you arrive at the property so that you will not be accountable.

KGS Cancellation Policy

If notice of cancellation is given before 30 days prior to your arrival and before full payment is made, then the booking deposit shall be refundable less an administration fee. Thereafter, cancellation will result in forfeiture of all monies Paid unless a replacement booking can be made for the same period and terms.

Substitution

In case of fire, sale or similar such events, KGS reserves the right to substitute another similar property for the one which has been booked. If no other similar property is available, KGS reserves the right to return all monies paid.

Rates

Price is subject to change without notice (prior to booking).

Number in Party

The Maximum number of guest per property must not exceed what is represented at the time of booking. No extra guest will be permitted on the property without the property owner’s consent. The owner has grounds to evict in this matter with no recourse.

Pets

Dependent on booking and agreement with the owner.

Smoking

No smoking is permitted inside any Home Rental. Smoking permitted outside only.

A $500 fine will be deducted from damage deposit if there is a smoking violation.

Cleaning of property:

Guests are required to complete cleaning the property prior to checking out. These requirements include washing and putting away all dishes, leaving accommodations organized and tidy, and taking all garbage to the disposal site.

Please remember that the damage deposit will be applied to the cost of additional cleaning at a fee of $250.00 - $500.

Daily housekeeping may be available and check out cleaning as well. If the house is left reasonably clean the fee is $200

Lost keys are subject to a fee of $40 each. This will be deducted from damage deposit if keys and or parking remotes($100 each) are missing upon departure.

KGS Acts as Marketing Agent for Owner:

KGS is a booking service only. We specialize in the booking of privately owned vacation properties acting as agent for the owners of the properties. KGS are agents only and do not have control nor ownership of any of the marketed properties, it is agreed KGS is not liable in any way as a result of any act or omission of a owner of a represented property, the condition or state of the property.

Disclaimer:

The Owners and agents of the rental accommodations that KGS represent, shall not be held liable for any damage, injuries, illness, or weather related problems or any circumstances beyond their control occurring during or affecting a Guest’s reservation or stay.

Renters Responsibilities:

KGS has zero tolerance policy for parties, stags or excessive noise. The owners of the property have the right to evict any guest and party, all pre-paid rents, deposits and purchases shall be considered earned and therefore be retained by the property owner and KGS. Guests will take care and respect the accommodations that have been rented through KGS. Guests agree to report IMMEDIATELY any damage found or caused to the Owners of the property. KGS caters to family, Corportations and mature adult groups.

Contract between KGS and Guests:

A confirmed reservation by way of email represents notice to guest of these terms and unless the guest cancels with in a period of 48 hours of this emailed confirmation, they are deemed to have read and agreed to the above mentioned.

Confirmation

This is part of your confirmation letter containing the standard terms regarding waiver of liability, cancellations and security agreement.
